Maintenance

For the fastest service, please submit all maintenance requests online, using the Maintenance Request Form.

If you have an emergency, please call the office at 602-956-2200. If your emergency occurs after hours, leave a voicemail in the emergency mailbox, which is monitored 24/7. We will call you back as soon as possible.

Cleaning / Janitorial

In addition to meticulous cleaning and maintenance of our buildings and all common areas, Camroad Properties provides basic cleaning and janitorial services for each tenant. Please see your lease agreement for specific information.

Janitorial services are provided five times a week for most tenants. Download our Cleaning Policies & Procedures for a list of nightly janitorial duties. If you have questions about the nightly service or would like to arrange for additional services at your own expense, please submit a Maintenance Request Form.

You may also request additional in-suite services, such as carpet cleaning, performed by an authorized contractor at your own expense. Please call the management office at 602-956-2200 to make arrangements.

Trash / Recycling

Please refrain from placing trash, boxes, or other items in hallways, stairwells, elevator lobbies, restrooms, docks, and other common areas. Unwanted items that do not fit into a trash or recycling container must be marked as “trash” or “recycling” if you want the janitorial staff to discard them for you.

Please note that you’re responsible for removing all unwanted electronics, equipment, and furniture. Please contact the management office at 602-956-2200 for a list of authorized companies that provide these services.

Suite Keys

Tenants are not authorized to make duplicate suite keys. If additional locks or keys are needed, please submit a Maintenance Request Form. All suite key requests must be made through the management office and performed by an authorized locksmith.

If you desire to have the suite entry changed, please contact the management office at 602-956-2200. All locksets must be keyed to the building master key system to permit complete access to property management personnel or other officials in the event of a fire or other emergency.

Prior to any work occurring, you must sign an approval form acknowledging any costs associated with the work. All costs associated with keys, re-keying, and additional locksets will be billed separately.

Access Cards

For the protection and safety of all tenants, an electronic card access system controls and monitors off-hour access:

Buildings & Elevators
Monday–Friday, 6:00 p.m.–6:00 a.m.
Saturday & Sunday, 24 hours

Hours are subject to change and may vary by building. Please contact your landlord for details.

The management office assigns access cards to individual employees. Each employee is responsible for his/her own access card. The transfer of access cards among employees is prohibited.

If an employee loses his/her access card, please report it to your office manager immediately to ensure the security of the building and all tenants. When an access card is reported lost or stolen, it is immediately deleted from the computer system, rendering it useless for future access. Replacement cards are available for a fee of $20.00 each.

To request a new access card or replace an existing access card, please submit a New Access Card Form or a Replacement Access Card Form.

Building HVAC Hours

Unless otherwise stated in your lease agreement, Camroad Properties runs its HVAC systems on the following schedule:

  • Monday–Friday (except holidays), 6:00 a.m.–6:00 p.m.
  • Saturday, 8:00 a.m.–1:00 p.m.
  • Sunday, Off

Overtime heating or air conditioning is available for an additional charge. Please submit an Extended HVAC Hours Request Form at least 48 hours in advance.

Move-in / Move-out

Tenants moving in or moving out must schedule their moves with the management office in advance, so we can properly protect our buildings. Tenants must provide a copy of their moving company’s certificate of insurance.

In order to minimize disruption for other occupants, tenants may only move major equipment and furniture between 3:00 p.m. Friday and 8:00 p.m. Sunday. Exceptions may be made, with 72 hours’ advance notice.

Tenant Signage

Camroad Properties provides all tenants with a directory listing in the lobby and signage for use at the entrance of their office suites.

Please submit any changes by completing the Signage Request Form.

Suite Signs
To order a suite sign, please complete the Signage Request Form. Company logos are permitted and should be submitted in an .eps format. Signage takes about three or four weeks to complete. More specific information about cost, style, and other requirements may be obtained from the management office.

Sign Restrictions
No unauthorized sign, placard, picture, advertisement, name, or notice shall be inscribed, displayed, printed, or affixed on or to any part of the outside or inside of any Camroad Properties building, without the written consent of Camroad Properties. Camroad Properties shall have the right to remove any such sign without notice to the tenant and at the tenant’s expense.

Lights

To conserve energy, please remember to turn lights off when not in use.

To report burned out lights, please submit a Maintenance Request Form. Maintenance personnel will replace building standard bulbs at no charge. Service for specialty bulbs will be billed to the tenant.

When a fluorescent tube is blinking or has gone out, it is often the ballast that needs replacing. We respond to these requests daily on a first come, first served basis.

Tenant Appliances

Tenants are responsible for the maintenance of all appliances inside their suites, including TVs, VCRs, ice machines, refrigerators, dishwashers, and kitchen drain lines. For fire safety reasons, space heaters and extension cords are not allowed. If you are experiencing temperature problems, please submit a Maintenance Request Form.

We are happy to refer you to professionals who can service your appliances or equipment. All contractors and service providers must have a current Certificate of Insurance (COI) on file in the management office.

Telecommunications

Tenants are responsible for all low voltage wiring and should contact a telecommunications provider directly. Please submit a Maintenance Request Form to schedule access to your building’s telecom closet at least 48 hours in advance.

Rent

Rent is due on the first day of each month unless otherwise specified in the lease agreement.

Designated lease contacts are authorized to pay rent electronically, review lease statements, and access other billing-related items online through a secure, password-protected portal.

Tenant Lounge and Amenity Suite

Camroad Properties is pleased to provide a deluxe Amenity Suite for tenants of 1745 & 1811 S. Alma School, which includes a private conference room and lounge area with games, a TV, and Micro Market.

The conference room seats 16 people and must be reserved for meetings in advance. The lounge area, which has room for 15 people, is open to all building tenants during regular business hours unless it’s booked for a special event. For details, download the Amenity Suite guide.
